Terms of Use
Ricazza is operated by r5r LLC, a Wyoming limited liability company. These terms govern access to Ricazza websites, listing pages, search tools, seller tools, and related services.
Acceptance
By accessing or using Ricazza, you agree to these Terms of Use. If you use Ricazza for a company, agency, seller, buyer, or other person, you represent that you have authority to do so. Contact: legal@ricazza.com. Mailing address: 30 N Gould St Ste N, Sheridan, WY 82801 US.
Platform role
Ricazza is a real estate information, listing publication, search, and lead-routing platform. Ricazza is not a real estate broker, buyer agent, seller agent, escrow provider, lender, title company, appraiser, inspector, lawyer, tax advisor, or financial advisor unless a separate written agreement says otherwise.
- Listings, prices, availability, boundaries, maps, property facts, market notes, and agent information may be incomplete, delayed, or wrong.
- Users must verify property details, legal status, title, permits, zoning, taxes, HOA terms, utilities, access, and transaction risk with qualified professionals before acting.
- Ricazza does not guarantee a property, transaction, lead, buyer, seller, agent, agency, return, financing result, or closing.
Beta availability
Ricazza provides real estate listing publication, discovery, and lead-routing tools. During beta, property inventory, professional coverage, languages, currencies, and features may be limited and may expand or change over time.
- People may access generally available features from different locations. Availability does not mean that every feature is localized, marketed, or supported in every jurisdiction.
- Nothing in this section limits rights that cannot be waived under applicable law.
Account and acceptable use
You must be at least 18 and legally able to use the service. You are responsible for account activity, accurate information, and keeping credentials secure.
- Do not scrape, crawl, bulk extract, reverse engineer, bypass security, overload systems, or use Ricazza data to build a competing listing service without written permission.
- Do not post false, misleading, discriminatory, illegal, infringing, abusive, duplicate, spam, phishing, malware, or miscategorized content.
- Do not impersonate another person, misstate your authority, hide listing availability, list the wrong location, or manipulate price, currency, photos, maps, or contact details.
- Do not use Ricazza to discriminate in housing or real estate services, or to violate consumer protection, advertising, privacy, intellectual property, anti-spam, or real estate laws.
Listings and user content
Users are responsible for listings, photos, videos, documents, descriptions, profile content, messages, and other materials they submit. By submitting content, you give Ricazza a worldwide, royalty-free license to host, copy, display, format, translate, distribute, index, market, and otherwise use that content to operate, improve, protect, and promote Ricazza and the relevant listings.
- You must have all rights, permissions, client approvals, privacy consents, and licenses needed for submitted content.
- Ricazza may review, edit, reject, hide, archive, remove, or limit distribution of content or accounts that appear inaccurate, risky, abusive, unlawful, unpaid, or inconsistent with these terms.
- Public listing and agent profile content may be indexed by search engines and shared through Ricazza pages, feeds, previews, maps, and search results.
Leads and third parties
When a buyer or visitor asks to contact a seller, agent, agency, or other third party, Ricazza may send the submitted contact details and message to that recipient. The recipient is responsible for its own services, communications, legal compliance, and use of the information it receives.
- Third-party services may support hosting, account access, maps, search, storage, email, payments, video embeds, analytics, fraud prevention, and support.
- Third-party links, listings, professionals, and services are not controlled by Ricazza and may have separate terms and privacy policies.
Payments
Seller, agent, or agency tools may require payment through Ricazza or a payment provider. The checkout or product flow must show the selected plan, price, billing period, renewal terms, taxes where applicable, cancellation path, and refund limits before payment.
- For transactions processed through Paddle.com, Paddle acts as online reseller and Merchant of Record and may handle buyer payment support, receipts, taxes, returns, and refund processing.
- Listing subscriptions renew automatically until renewal is canceled or the subscription otherwise ends.
- By starting a subscription, you authorize recurring charges to the selected payment method for the selected plan and billing period.
- Canceling renewal keeps the paid listing service active through the current paid period and stops the next renewal unless the listing or account is suspended for policy, payment, fraud, or legal reasons.
- Switching to a higher plan may take effect immediately with a prorated charge or credit shown before confirmation. Switching to a lower plan starts on the next billing cycle.
- Refund requests are review requests. Unless the Refund Policy, payment processor policy, or applicable law requires otherwise, paid fees are not refundable after the paid service begins, and a request does not mean a refund is approved.
Intellectual property
Ricazza, its branding, software, page design, database structure, search experience, and non-user content belong to Ricazza or its licensors. You may use Ricazza only as allowed by these terms and may not copy, resell, or redistribute platform content except through ordinary personal or authorized professional use.
Disclaimers and liability
Ricazza is provided as available and as is. To the fullest extent allowed by law, Ricazza disclaims implied warranties and is not liable for indirect, incidental, special, consequential, punitive, lost-profit, lost-data, lost-goodwill, property, transaction, or reliance damages. Ricazza liability for any claim is limited to the greater of the amount you paid Ricazza for the affected service in the three months before the claim or USD 100, unless law requires otherwise.
Changes, suspension, and disputes
Ricazza may update the service or these terms, suspend accounts, remove listings, or stop features when needed for operations, legal compliance, risk control, nonpayment, or abuse prevention. Governing law and dispute venue: Wyoming law, except for non-waivable rights under applicable consumer, privacy, real estate, or local law. Venue is state or federal courts in Wyoming unless applicable law requires another venue.
