Seller Terms

These Seller Terms apply to agents, agencies, owners, developers, representatives, import partners, and other users who submit, manage, pay for, or publish listings on Ricazza.

Authority to list

You must have current legal authority to market, advertise, submit, publish, update, and receive inquiries for each property you place on Ricazza.

  • You must have owner, agency, developer, or client authorization before submitting a listing.
  • You must keep authority, availability, price, currency, location, status, and contact routing current.
  • You must promptly update or remove listings that are sold, rented, reserved, unavailable, unauthorized, materially changed, or no longer accurate.

Listing submissions

You are responsible for listing accuracy and legality. Listing content must be truthful, current, properly categorized, and supported by rights and permissions.

  • Do not submit fake listings, bait listings, duplicates, wrong locations, wrong prices, unavailable properties, misleading photos, copied text, copied photos, or unauthorized videos.
  • Do not include illegal, discriminatory, offensive, unsafe, infringing, private, deceptive, spam, malware, or off-platform payment content.
  • Photos, videos, floor plans, documents, logos, people, and personal data must be submitted only with all required permissions.
  • Ricazza may normalize, translate, crop, compress, watermark, reject, hide, archive, remove, rank, or limit listing content to operate and protect the platform.

Verification and leads

Ricazza may review profile contact details, agency affiliation, public professional information, listing authority, payment, or fraud-prevention signals before approving seller tools or publishing listings. Buyer inquiries may be routed through Ricazza to the contact channel configured for the listing.

  • Verification review does not mean Ricazza guarantees you, your agency, your authority, the property, or a transaction.
  • You must handle leads lawfully, respectfully, securely, and only for the property inquiry or related real estate service requested by the buyer.
  • You must not sell, spam, misuse, or disclose buyer contact information except as needed to respond to the inquiry or as legally required.

Payments and publication

Paid listing plans are recurring listing subscriptions unless the checkout says otherwise. The selected plan, price, billing period, renewal terms, taxes where applicable, and included listing visibility are shown before checkout.

  • Checkout may be processed by Stripe as payment processor. Ricazza remains responsible for the paid listing service, cancellation rules, refund review, and any required tax or compliance treatment unless the checkout or applicable law says otherwise.
  • A listing may require an active, verified subscription before publication or continued promotion.
  • Listing subscriptions renew automatically until renewal is canceled or the subscription otherwise ends.
  • Canceling renewal keeps the paid listing service active through the current paid period and stops the next renewal unless Ricazza pauses, unpublishes, downgrades, or removes the listing for failed payment, chargebacks, suspected fraud, policy violations, or legal risk.
  • Plan changes, cancellation, and payment-method updates are handled through Ricazza billing tools or Stripe-hosted billing surfaces when available.
  • Refund requests are reviewed under the Refund Policy, payment processor policy, and applicable law. A submitted request does not mean a refund is approved.

Compliance

You are responsible for compliance with all applicable laws and professional duties, including real estate licensing, advertising, consumer protection, anti-discrimination, privacy, intellectual property, tax, anti-money laundering, sanctions, zoning, condominium, development, and Costa Rica property-marketing requirements where applicable.

Enforcement

Ricazza may reject registrations, suspend accounts, remove listings, limit contact routing, preserve records, notify affected users, or contact authorities when needed for safety, law, platform integrity, billing, or user trust. Questions: legal@ricazza.com.
